It is a daily fight with each battle dealing out bumps, bruises, cuts, lumps, and life time scars. If you do not like a good fight do not enlist in the Real Estate Army. If you are not a dedicated, creative, tenacious, no quit soldier, you will not survive. I joined the Army as a private. I moved up the ranks the hard way and now I am a 73 year old Real Estate General still directing the remnant of my Army. I am fighting for survival(I love a good fight) like every other Real Estate Investor hurling through space as a piece of that balloon that we all hoped would keep expanding until we were free from the strangle hold of our evil enemy, who's initials are DEBT(Devils Evasive Benevolent Tool). At my age I have only two options. Either I continue building wealth and positive cash flow until my spirit leaves the planet or I sell my wealth building positive cash flow producing tools(properties) to a younger Real Estate General so I can devote all my time enjoying my spiritual journey on this planet as I continue to evolve my relationship with consciousness. I own 20 diverse properties in two adjoining Counties( Mason & Thurston) located in the South Puget Sound area of the beautiful, evergreen, State of Washington. I did this in order to create the positive passive cash flow that would allow me the freedom to spend most of my time with my wife, friend & lover, for the 50 glorious years we had together. Now that her spirit has left this planet, my reason for owning these properties no longer exists. Her passing has opened the door of opportunity for another Real Estate investor to take over what has taken me 50 years to create. I will continue to develop my properties creating the incentives necessary to attract Real Estate investors, who would like a ticket to freedom. The ideal goal of all people is freedom. Unfortunately, unless your a hermit living in a cave hunting each day for your food, in this society you need money to reach the freedom goal. Most people must trade their time for money. They get locked up somewhere for eight hours a day as they continually watch the clock waiting impatiently for their escape too freedom. Life is a very precious gift. True happiness can only be found if you are doing exactly what you want to do with every breath that you take. This type of freedom must be paid for from PASSIVE(none of your time involved in producing the money) POSITIVE(money in excess of your monthly obligations)CASH FLOW.
I am currently increasing my monthly passive positive cash flow by making available a product that is in high demand with little or no supply available. The lack of supply is a result of the disastrous world economy. People are losing their homes by the millions. Some of them have also lost their jobs. They can't afford to buy another home. They can't find an inexpensive rental. Their bad credit score prevents them from qualifying for a rental or a loan. What is left for those families? They are living in their tents, trailers, RV's and motor homes. The only problem is that there are so many of them that all the mobile home and RV parks are over capacity. They are sleeping in Safeway & Wall-Mart parking lots. I own the property that can help provide the utility hook ups for these unfortunate families. Out of the 20 properties in my portfolio more than half of them could be used for that purpose. Twelve of the properties are free & clear so I can be the lender on those properties. Within the last two years I have put seven of those free & clear properties under Rent to Own contracts. I still own five free & clear properties, all of which are available on owner contract terms, Rent to Own Contracts, or outright purchase at a reduced price.
Real Estate, like gold, silver, oil, precious stones, etc., has a limited supply. As long as people walk the planet producing more people the demand for these products will increase as supply dwindles. As demand increases the cost to obtain these products goes up. If you take a piece of gold or silver and sculpture it into jewelry it becomes more valuable. Real Estate is no different. In 1994 I bought a 40 acre forest in Grapeview, between Shelton and Belfair, and sculptured a 28 Lot development, called Deerhaven. I sold off one or two lots a year and am now down to my last five, two of which I built homes on. Those homes were appraised at $276,000.00 each when they were completed in 2005. They are rented for $1,200.00 each with payments of $991.20, each. Two other lots are being prepared for building permits. Both have power, water and phone available at the surveyed lot corner. Both have cleared building sites and a winter creek running through the property. One is 1.6 acres with the drain field installed the other is 2.3 acres of natural forest surrounding the cleared building site. These four properties in Deerhaven have a limited potential for profit as they are being developed for a single family residence and they all have mortgage balances. The last property in Deerhaven is free & clear and contains the Water System servicing all 28 lots in The Deerhaven development. My first customer connected to the Water System in 1994. In 2014 I will have owned this Water System for 20 years and I have never raised the customer's monthly rate. Billing is done by my accountant bimonthly and averages $57-$75 for two months usage, per billing cycle. The property also has a cleared building site outside the 100' protective radius around the 5 wells. This property can be sold as a residential lot while maintaining separate ownership of the Water System via recorded easement rights.
The 14 property portfolio I am selling contains 9 of my free & clear properties, the other 5 have mortgage balances totaling approx. $629,000.00, that must be paid off at closing. I have not finished maximizing the potential of the other 6 properties that are not currently for sale, but they are available. There is approx. $1,600,000.00 equity in the current 14 property offering and approx. $1,992,000.0 equity in the other 6 properties I am still working on. This amount of equity allows me an endless amount of creative financing alternatives. If an investor is interested in attempting to put a deal together they will discover I am a very motivated seller. I will continue putting all my free & clear property under income producing contracts which gives me more & more net positive cash flow. So it does not matter to me when someone takes advantage of this buy out opportunity. It will happen as a result of my intended purpose being continually focused in my thoughts, prayers and actions. When I say prayers, I do not mean prayers in the conventional religious sense. Once you sweep your mind of ego and allow the essence of who you are to do the communicating of intent you are in touch with what some people call God. If I was asked how I have been able to stay happy my entire life; my answer would be found in the previous sentence.
